SUMMARIZE YOUR RAMBLINGS!

A friend told us that, while he was in law school, his professor showed the class that it is often more difficult to explain a position in 500 words than in 10,000 words. This one trick pony helps to automatically summarize long pages of text.

You simply copy and paste the text to be summarized into the "Summarizer box", select the number of sentences you wish the text to be reduced to, click "Summarize" and -Shazam -- the summary appears in the results box below.

The summary may not be to your complete liking. For example it may omit an important point you wish to retain. This is easy to fix. Simply edit the results to your liking. Often a simple copy/paste from the original text will do the trick. With a little tweaking you will usually end up with a shorter, more concise masterpiece.

News: Report: $15 billion in real estate sales in Northern Manhattan, Bronx, Queens and Brooklyn in 2014

A whopping $15.1 billion worth of commercial real estate changed hands in Brooklyn, Queens, Northern Manhattan and the Bronx last year, according to figures released Friday by Cushman & Wakefield.
The record sum represents a $5 billion increase over the total sales activity in those areas during the real estate market’s previous peak, in 2007, the report says.
In Manhattan north of E. 96th St. and above W. 110th St., a higher proportion of properties changed hands in 2014 than in any other area the company has ever tracked. Deep-pocketed buyers purchased 6.6% of land and buildings uptown, spending a collective $3 billion.
Brooklyn saw sales volume of $6.4 billion last year, a 67% increase from 2013. Manhattan’s $41 billion in 2014 sales dwarfed those of the other areas, however.
“(Last year) was the best investment sales market we have seen in the past 30 years,” said Bob Knakal, chairman of investment sales at Cushman & Wakefield New York.

News: Astoria waterfront warehouse listed for $18M, could become residential building

Another Astoria waterfront industrial site recently hit the market and could be sold to an investor looking to develop the property into a residential mixed-use structure, which has become a trend in the area.
The owner of the vacant, one-story warehouse located at 30-05 Vernon Blvd., bought the property last year for $3 million, according to city records, and was hoping to transform it into a mixed-use condo, office and ground-floor retail building. Construction permits were never filed with the Buildings Department, but renderings were created for the potential seven-story structure.

3005 Vernon Boulevard Joint Venture, which is listed as the owner, pulled the plug on its own project and is now selling the development site for more than six times what it sold for last year.
The asking price is $18.24 million, according to Cushman & Wakefield, which is marketing the site. The site has up to 96,000 buildable square feet for a mixed-use development, and its price breaks down to about $190 per square foot, which isn’t topping premium levels for sites in the neighborhood.
The property has only been on the market for about a week, but more than 50 investors have called to learn more about it, according to Stephen Preuss of Cushman & Wakefield. Preuss said he expects it to sell soon.

HOW OLD IS THAT DUDE?


This may be the most secret site on the web! Want to find out something many folks try hard to keep secret - their birth date - especially the year they were born.

This gem is the personal project of a genealogist, historian and database wizard who delves into a myriad of databases and develops improved ways to access the information there. Although this birthday search page is a little clunky and doesn't sparkle with colorful images, it delivers the goods right along with the birth year.

This secret site (until now) also allows you to narrow your search by age range and geographically so your results page is well focused on the individual you are searching for.

The database appears to have birthdays on about fifty percent of the US population and that's a pretty healthy average. In addition - there is no cost to access this interesting information.
